Two-Level Deck Renovation

We recently completed a full renovation of a two-level deck in Austin, Lakeway. The project involved extensive structural and cosmetic upgrades to ensure safety, longevity, and a refreshed aesthetic.

Structural Beam Replacement (Top Level)
The upper-level beams had suffered significant rot, water damage, and fastener corrosion over the years. We removed the compromised lumber and installed pressure-treated replacements, securely anchored with new galvanized structural brackets and lag bolts for long-lasting support.
Full Joist and Decking Replacement (Upper Deck)
All joists and decking boards on the second level were removed and replaced with premium pressure-treated lumber. The framing was inspected, reinforced where needed, and re-leveled to ensure stability and proper drainage.

Lower-Level Framing Support
In several areas of the lower deck, sagging joists and weak connections were addressed. We jacked and reinforced the substructure using new treated lumber blocks to restore structural integrity.
New Stair Treads
We installed fresh pressure-treated stair treads to match the new decking, giving the entrance a safer and cleaner look.

Rotten Wood Replacement Around Perimeter
Rotten trim, fascia, and rail caps throughout the deck were removed and replaced with new wood components that were primed and painted to match the overall finish.
Complete Repainting of Deck
The entire deck — including railings, posts, fascia boards, and balusters — was sanded, prepped, and coated with high-quality exterior deck paint in a modern gray tone, ensuring uniformity and protection from the elements.
