This second-floor wood terrace in downtown Austin had an aging floor with flaking paint, rotted or warped planks, and two compromised floor support joists. We pressure washed the surface, replaced the damaged planks and both joists with pressure-treated lumber, hauled the old wood away, and sealed the new floor with exterior-grade paint.
The Problem: An Aging Terrace Floor Above the Street
The client wanted to restore both the appearance and the structural integrity of a second-floor wooden terrace overlooking the street. The main objective was to refinish the aging wood floor to improve safety and visual appeal.
After pressure washing removed years of dirt, buildup, and flaking paint, the real condition showed up: several planks were rotted or warped, and two of the floor support structures (joists) were compromised.
How We Repaired It — Stage by Stage
Pressure Wash the Entire Surface
We pressure washed the whole terrace to remove years of dirt, buildup, and flaking paint, then let the boards dry before assessing them.
Identify and Remove Damaged Planks
Once the boards were clean and dry, we marked the rotted or warped planks that needed full replacement and removed them.
Replace Two Compromised Joists
Two of the underlying floor support joists were found to be compromised and were replaced to ensure long-term stability and safety.
Haul Away and Install New Boards
All deteriorated boards were removed and transported to a landfill for proper disposal. We then installed new pressure-treated deck boards.
Paint and Seal
The finished floor was coated with high-quality exterior-grade paint to seal and protect the surface.
The Result
The terrace is refreshed, cozy, and more modern-looking, with a sound structure under the new floor. It is a good example of how professional wood terrace repair and painting in Austin can add years of life to an outdoor space without a full rebuild.
