Finish
Painted to match the existing railings

This back porch looked fine from above, but the floor and the framing under it were rotted. We removed all of the rotted flooring, repaired the framing with new pressure-treated joists in metal hangers, installed new decking and stair treads, and painted the porch to match the existing railings.

The Problem: A Porch Floor Rotted From Underneath

On the surface this porch and its stairs just looked worn. Once the old flooring came off, the joists were rotted, in places down to shredded fibers, and rot continued at the beam corner and along the band at the house wall.

A rotted frame cannot be fixed with new boards alone, so the scope became a full floor replacement with framing repair, new stair treads, and a repaint so the new work blends into the existing porch.

How We Restored It — Stage by Stage

Stage 1

Remove the Rotted Floor and Assess the Frame

We took off all of the rotted flooring and cleared the framing down to the foundation wall, so every joist, the beam corner, and the band along the house could be checked for damage.

Stage 2

Rebuild the Framing

Rotted framing was cut out and replaced with new pressure-treated joists set in metal joist hangers, giving the new floor a sound, level structure.

Stage 3

Repair the Stairs

The stair framing was repaired and new pressure-treated stair treads were installed, while the existing railings were kept.

Stage 4

Install New Decking

New pressure-treated decking boards went down over the repaired framing, replacing the entire rotted floor.

Stage 5

Mask, Paint, and Match

The siding was taped off, and the new decking and trim were painted in brown to match the existing railings, so the finished porch reads as one piece.

The Result

The porch now stands on repaired framing with a new floor and stair treads, and the paint matches the existing railings. The rot that was hiding under the old boards is gone, which is the point of repairing the structure instead of just the surface.

FAQ

Questions About This Type of Project

How do I know if my porch or deck floor is rotted underneath?
Look for soft or spongy boards, a floor that flexes or sags, dark staining at board edges, and rot at the house-wall edge. The surest check is to lift a board and look at the joists, which is how the damage on this Austin porch was confirmed.
Can a porch floor be replaced without replacing the stairs?
Often yes. On this project the floor and framing were rebuilt, the stair framing was repaired, and the stair treads were replaced, while the existing railings were kept and repainted to match.
Why replace the framing instead of just the boards?
New decking over rotted joists will sag and fail early, and fasteners will not hold in soft wood. We replace the rotted framing first so the new floor has a sound structure.
How much does porch floor and framing repair cost in Austin?
Small porch and stair repairs that include framing work typically run $1,500 to $4,500 in the Austin area, depending on how much framing is rotted, the number of stair treads, and the paint scope. We give a free on-site estimate and a written proposal before any work begins.
Do you paint to match existing railings and trim?
Yes. On this porch the new decking and trim were painted brown to match the existing railings, and the siding was masked off to keep the lines clean.
