Finish
High-quality gray paint

This large Lakeway deck, about 70 feet long and 18 feet wide with four steps on one end and nine on the other, needed a full refurbishment. We replaced 38 deteriorated boards after confirming the support structure was sound, sanded the whole surface, and finished it with high-quality gray paint.

The Problem: Wear, Cracks, and Rot Near Entries and Railings

On first assessment we found significant wear and tear, particularly near entryways and railings, with cracks and areas of rot. The client wanted a thorough refurbishment, including sanding, repairing, and repainting or staining.

Because a deck this size has a lot of surface to protect, the first step was to evaluate which boards were past saving and to confirm the structure below them was sound.

How We Repaired It — Stage by Stage

Stage 1

Initial Assessment

We evaluated the deck’s condition, identified the worn areas and rot, and planned the repairs needed to restore function and appearance.

Stage 2

Remove the Damaged Boards

We carefully extracted the compromised boards, exposing the joists for a thorough inspection to confirm the substructure was sound and could support the new decking.

Stage 3

Install New Decking Boards

With the structure confirmed, we installed new boards to replace the removed sections. The fresh boards were distinct in color from the existing ones, showing the progress of the restoration.

Stage 4

Sand the Surface

To prepare for finishing, we sanded the entire deck, including both new and existing boards, to smooth imperfections, remove remnants of old finishes, and create a uniform surface.

Stage 5

Final Painting and Sealing

We applied a high-quality gray paint, giving the deck a fresh, well-maintained look and a protective layer against the elements.

The Result

In total we replaced 38 deteriorated boards, and the deck is now a durable, attractive feature of the property with a uniform gray finish across old and new wood.

FAQ

Questions About This Type of Project

How many boards can be replaced on a deck before it needs a full rebuild?
There is no fixed number. What matters is the condition of the joists and framing underneath. On this Lakeway deck we replaced 38 boards after checking that the support structure was sound, so a rebuild was not needed.
Why inspect the joists before installing new deck boards?
New boards are only as good as the framing under them. After removing the compromised boards we inspected the exposed joists to make sure they could support the new decking.
Should I sand a deck before painting or staining?
Yes. Sanding smooths imperfections, removes old finish remnants, and creates a uniform surface so new boards and old boards take the finish evenly.
How much does deck board replacement and repainting cost in Lakeway, TX?
Board replacement plus sanding and repainting typically runs $1,500 to $4,500 in the Austin and Lakeway area, with larger decks like this 70 × 18 ft one costing more. We give a free on-site estimate and a written proposal before any work begins.
Do you repair large decks in the Lake Travis area?
Yes. We repair and restore decks of all sizes in Lakeway, Bee Cave, West Lake Hills, Steiner Ranch, Austin, and Cedar Park.
